Wallace Construction is a family-owned and COBID Oregon Certified Emerging Small Business (ESB # 14076)

When you pull into Berry Ranch Apartments in Portland, the first thing you notice is how clear the layout feels. Parking areas are defined. Walkways lead you straight to the entries. The courtyard looks intentional and welcoming.

None of that happens by accident.

At Wallace Construction, we were brought in to complete the site’s concrete flatwork for this multi-family property. Our scope focused on sidewalks, walkway connections, curb transitions, and a large interior courtyard slab.

The goal was simple on paper. Create durable pedestrian routes and a functional outdoor space that supports daily life for residents. On-site, that meant careful coordination and precise grading across multiple entry points.

Connecting Parking to Front Doors the Right Way

In Portland, OR, rain is part of life. Concrete flatwork has to handle constant moisture, foot traffic, and the occasional freeze without cracking, ponding, or creating trip hazards. At Berry Ranch Apartments, our work runs directly alongside building entries and the asphalt parking lot. That proximity raises the stakes.

We installed new concrete sidewalks along the building perimeter, tying together entrances and guiding residents from their cars to their doors. We also formed and poured smooth curb cuts and sloped transitions between the parking area and pedestrian walkways.

These transitions are key.

They create a step-free path from accessible parking stalls toward the building entries and reduce abrupt grade changes.

Near the main entry zone, clearly marked ADA parking stalls with blue pavement markings and a striped access aisle sit adjacent to our concrete walkways. The slopes and connections were coordinated to support safe, comfortable movement from vehicle to sidewalk.

Shaping a Courtyard Residents Can Actually Use

Inside the black metal fence at Berry Ranch Apartments, the project opens up into a shared courtyard space. This is where flatwork moves beyond circulation and into community use.

We poured a large concrete courtyard slab designed to serve as a foundation for benches and other site furnishings. The concrete slab provides a stable, low-maintenance surface that can handle daily activity and seasonal weather. Clean edges define the space, while adjacent planter beds soften the perimeter.

For property owners in Portland, outdoor amenities add real value to multi-family buildings.

But they only work when the base is solid and properly sloped. Standing water or uneven panels can quickly turn a courtyard into a maintenance issue. Here, the finished surface is uniform and consistent, giving the property a polished, cohesive feel.

Coordinating Grades Along an Existing Building

Flatwork next to an existing structure takes planning. At Berry Ranch Apartments, we worked on door landings, access points, and the edge of the parking area. Our team formed concrete pads at entry doors and carefully tied new sidewalks into existing conditions.

Managing grade changes between asphalt and concrete required attention to detail. Curbs, fencing, and subtle elevation shifts help separate vehicles from pedestrians. That visual and physical separation supports safety and improves the overall flow of the site.

For property managers in Portland, that clarity matters. Residents and guests should instinctively understand where to walk and where to drive. Concrete plays a quiet but critical role in making that happen.

Across the project, the finished surfaces are clean and uniform.

Walkways align with entrances. The courtyard reads as a defined amenity space. Accessible parking connects smoothly to a step-free route toward the building.
