Wallace Construction is a family-owned and COBID Oregon Certified Emerging Small Business (ESB # 14076)

When residents step out their doors at Chaku Kumtuks Haws Apartments in Portland, they now enter a courtyard designed for connection, movement, and everyday ease. Our team at Wallace Construction was brought in to shape the concrete infrastructure that ties the entire outdoor space together. From sidewalks and patios to steps and accessible ramps, every element had to work in harmony with the building and landscape.

This was more than pouring flatwork.

It was crafting the backbone of a shared community space.

Creating Flow in a Multi-Story Courtyard

The courtyard sits at the center of a multi-story apartment building, enclosed on multiple sides. That meant tight access for staging materials and coordinating our work. Every move required planning. Concrete trucks, forming crews, and finishing teams all had to operate efficiently inside a confined footprint.

At the same time, we were working around multiple building entrances set at different elevations. Residents needed safe, logical paths connecting their doors to shared amenities. We addressed this by installing a network of cast-in-place concrete sidewalks that guide foot traffic through both straight and curved sections.

The curved walkways were a standout feature.

Precise forming ensured consistent alignment and smooth transitions throughout the courtyard. Clean joint layouts and a broom finish across all surfaces provided traction for Portland’s rainy climate and long-term durability under daily foot traffic.

Blending Hardscape with Landscape and Recreation

One of the client’s primary goals was to integrate concrete flatwork with landscaping and recreational features. The courtyard includes newly planted trees, shrubs, mulch beds, and a central artificial turf play area.

Our work needed to frame these elements, not overpower them.

We formed defined concrete edges along planting beds to create clear boundaries between green space and pedestrian zones. Patio concrete pads were installed adjacent to landscaped areas, providing dedicated spots for tables and benches.

These seating zones feel intentional and connected to the surrounding environment.

Around the artificial turf recreation area, we carefully integrated the concrete so residents can move fluidly between the play space and the walkways. Circulation was a top priority.

No awkward turns. No abrupt elevation changes.

Everything flows.

In a city like Portland, where outdoor space is valued even in cooler seasons, durable and low-maintenance concrete is a practical choice. Our flatwork stands up to moisture and frequent use while maintaining a clean, modern aesthetic that complements the building’s vertical siding and contemporary design.
